What HR teams ask before placing someone in Málaga
Payment, contracts, move-in, extensions, early departures, parking and the new rules on temporary leases: the questions HR and Global Mobility teams raise before housing an employee in Málaga, with straight answers.

The same questions, every time
Most first conversations about employee housing in Málaga cover the same ground. HR wants to know how the contract works, who pays and how, what is included, how fast someone can move in, and what happens when the assignment changes. They are operational questions, and they deserve short, specific answers. These are the ones we hear most, grouped by the stage at which they usually come up.
Contract and payment
Do we need a Spanish bank account?
No. A Spanish bank account is not required to contract a residence at Palacete 10. Exact payment terms are set out in the corporate proposal. This matters more than it sounds: opening a Spanish account for a company can take weeks, and that timetable rarely fits an employee's start date.
Can the company sign directly?
Yes. Palacete 10 contracts company to company, directly with the owner, Vamoz Marbella SL, and the employee is named as the occupant. The company gets one supplier, one contract and one monthly invoice issued with the applicable VAT treatment. Utilities are managed by the operator, and each residence includes a €200 monthly allowance for electricity and water.
Has the law changed?
Yes, and recently. Since 8 October 2026, a temporary residential lease in Spain must state the real reason for the temporary move away from the tenant's usual home, and that reason must be provable. Leases of this kind generally run for more than 31 days and no more than 12 months. The change came by royal decree-law, which Congress still has to validate, so check the position when you sign. In practice, HR should be ready to describe the assignment that brings the employee to Málaga. Whether and how the new rules apply when the tenant is a company rather than the person living there is a point to confirm with a Spanish lawyer. A separate article on our blog covers the new rules in detail.
What documents will we be asked for?
That depends on the contractual structure, but expect to provide the company's details, the occupant's details, the expected dates, billing information and a short description of the assignment. Keep the assignment letter or project documentation on file. Under the new rules, the reason for a temporary stay has to be genuine and documented.
Moving in
How quickly can someone arrive?
Once requirements and availability are confirmed, a personalised proposal usually comes back within 24 to 48 hours. Move-in is arranged once the agreement and payment requirements are complete. The residences are furnished and move-in ready, and access is by smart keyless entry, so arrival does not depend on meeting someone with a key. Before arrival, the company and the employee receive the access, parking and residence details.
What is included?
Every residence is fully furnished, with Bolia interiors, premium beds and bedding, a fully equipped kitchen, a washer and dryer, air conditioning and heating, high-speed fibre internet and one secure parking space. Each has a private terrace. The exact inclusions for a given placement are confirmed in the proposal and the agreement, and that is where to check anything not on this list.
Is the internet good enough for work?
Each residence has its own secure Wi-Fi network, running off high-speed fibre installed throughout the building, so the employee is not on a shared guest network. For anyone who prefers to work outside their residence, there is a residents-only work suite in the building, open 24 hours a day.
Is there parking?
Yes. The building has five secure parking spaces on site, one per residence, behind a gate. For someone driving to Málaga TechPark, which is 19 minutes away by car, that is often the deciding detail.
More than one person
Can we take several residences, or the whole building?
Yes. A company can take one residence, several for a project team, or all five for exclusive use, under a single corporate agreement and with one point of contact. People arriving and leaving on different dates is a normal part of team placements; set the dates out in the request so the proposal reflects them. For recurring needs, a framework agreement lets the company secure residences quickly on pre-agreed terms.
What do you need from us for a team?
Names of occupants, arrival and departure dates, the number of residences, parking needs and billing details. With that agreed in advance, the residences and arrival instructions can be prepared as one process rather than several separate bookings.
When plans change
What if the assignment is extended?
Tell the supplier as early as possible. An extension depends on availability, and under the new rules on the reason for the temporary stay still existing. A temporary lease generally cannot run past 12 months in total unless that reason genuinely continues. Repeated back-to-back contracts can also change the legal nature of the arrangement, so a long extension is worth reviewing with a lawyer.
What if the employee leaves early, or someone else takes over?
Projects end early and people are replaced. Before signing, check what the agreement says about notice, early termination and changing the named occupant, and what each costs. Under the new law, a tenant on a temporary lease may withdraw once one month has passed, with ten days' notice. A corporate agreement should still spell out these scenarios rather than leaving them to general rules.
Is this a tourist let?
No. Palacete 10 is corporate housing for professionals staying for a defined period, and the contract should reflect the genuine professional reason for the stay. Tourist lets are a separate regime in Spain with a maximum of 31 days.
Where Palacete 10 is
Palacete 10 is on a residential street in Málaga, a 15-minute walk from the historic centre. María Zambrano station is 10 minutes away, the airport 16 minutes and Málaga TechPark 19 minutes. The location page has the full table. Plan around where the employee will actually be working.
Before you sign
Have the answers to these questions in writing before the assignment starts. Who is the contracting party and who is the named occupant? What is the stated reason and expected duration of the stay? What is the monthly rent, what is included and what VAT treatment applies? How are extensions, early departures and occupant changes handled?
Send us the number of people, the expected dates and where they will be working, and we will reply within 24 hours. Request a corporate proposal.
