Serviced apartment vs corporate housing: what changes on a multi-month Málaga placement

For assignments lasting several months in Málaga, the choice between a serviced apartment and corporate housing changes the contract, the invoice and the level of service. Here is what actually differs, and what procurement should compare before signing.

The distinction that matters at three months and beyond

For a stay of a week or two, the serviced apartment vs corporate housing question is mostly academic: both give your employee a bed, a kitchen and a door that locks. The difference shows up at the point where the placement stops being a trip and becomes a period of residence — usually somewhere around the second or third month. At that point the deciding factors are the contract, the invoice, who carries the utility accounts, and how much daily service the employee is actually paying for.

The terms are used loosely across the market, so it is worth being precise about what you are buying rather than relying on the label.

What a serviced apartment usually means

A serviced apartment is generally an aparthotel-style product: furnished, licensed for short stays, with a reception or a remote front desk, regular housekeeping, linen changes and often breakfast or a gym attached. Rates are quoted per night or per week. Bookings are frequently made through a booking platform or an agency, and in Spain the stay may be registered as a tourist stay, which affects the paperwork your employee receives and, in some cases, their ability to demonstrate an address locally.

The strengths are real. Service is included and consistent, cancellation is usually flexible, and the operator absorbs everything from a blown light bulb to a lost key. For short, uncertain or frequently changing trips, that flexibility is worth paying for.

The weaknesses appear over time. Nightly rates compound. Rooms are often sized for a two-night stay rather than a four-month one. And the commercial relationship stays transactional: you are a booking reference rather than a counterparty.

What corporate housing usually means

Corporate housing is a residential product let to a company for a defined period under a direct agreement. The residence is furnished and move-in ready, utilities and internet are already active, and the contract sits between two businesses rather than between a platform and an individual. Billing is monthly and VAT-compliant, which is what most finance departments need to reclaim input tax and to allocate cost to a project or cost centre.

Daily housekeeping is typically not part of the baseline. In exchange, the employee gets more space, a proper kitchen, in-residence laundry, and a home that does not reset every morning. For a multi-month placement, that is usually the trade most assignees would make.

Our corporate housing at Palacete 10 works this way: company-to-company contracting with Vamoz Marbella SL, utilities managed by us, one monthly invoice, and residences that are operational before the employee lands.

What procurement actually compares

When a shortlist reaches procurement, the comparison is rarely about interiors. In practice these are the lines that decide it.

  • Contracting party. Are you signing with the owner or operator, or booking through an intermediary? Direct agreements are easier to amend, extend and audit.
  • Invoice format. One monthly invoice with the correct VAT treatment, addressed to the company, is materially cheaper to process than a stack of nightly folios. Ask whether a Spanish bank account is required; it should not be.
  • What sits inside the rate. Utilities, internet, parking, any allowance or fair-use arrangement, and cleaning if applicable. Differences here can swing a comparison more than the headline figure.
  • Total cost over the full period, not per night. Convert everything to a monthly figure before comparing.
  • Extension and early-exit terms. Projects slip. Agree in advance how an extension is priced and how much notice an early departure requires.
  • Duty of care. Access control, who holds keys, how a fault is reported out of hours, and whether the building is residential or transient.
  • Scalability. Whether additional residences can be added under the same agreement, and whether a framework can be established for recurring needs.
  • Employee suitability. Bedroom count, workspace, laundry, proximity to transport and everyday shops.

A useful discipline: price the same assignment both ways, over its full expected length, with every ancillary included. The answer is often less close than it looks at day one.

Where the two products diverge in Málaga specifically

Málaga's accommodation market is heavily weighted towards short visitor stays, which means a lot of inventory presented as suitable for an assignment is really built for a weekend. Two consequences follow. First, availability in the spring and summer months tightens sharply and prices move with it, so multi-month placements are better secured early under a fixed agreement than repriced month to month. Second, a genuinely residential address in a lived-in neighbourhood is harder to find than the listing volume suggests — and it is what most assignees ask for by week three.

Security of tenure matters too. A booking can be cancelled or repriced. A corporate accommodation agreement sets out the residence, duration, rate, inclusions and responsibilities under the applicable Spanish legal framework, and does not move underneath you mid-assignment.

Choosing between them

Use a serviced apartment when the stay is short, the end date is genuinely unknown, or daily housekeeping is a non-negotiable part of the package. Use corporate housing when the placement runs for months, when finance needs clean monthly invoicing, when the employee may be joined by a partner or family, or when several people are arriving and you would rather hold one agreement than ten bookings.

Palacete 10 is a restored 1908 villa at Calle Actriz Rosario Pino 10, with five furnished residences, nine en-suite bedrooms, private terraces, secure on-site parking and a residents-only 24/7 work suite, available from October 2026. Residences can be taken individually or as a full-building buyout. Public transport and everyday shops are a minute's walk; the airport is 16 minutes and Málaga TechPark 19. You can review the five residences and what each includes, travel times and the neighbourhood, or the leasing and invoicing questions we are asked most often. Lease terms are agreed per contract.
