Corporate housing for project teams in Málaga: several residences or the whole building

Housing a project team in Málaga is less about finding one good apartment than about keeping several people, several sets of dates and one budget under control. How to scope the requirement, and when to take several residences or a whole building.

Start with the team, not the apartments

When a company sends a project team to Málaga, the difficulty is rarely finding one suitable apartment. It is finding somewhere that works for everyone over the same period, without turning billing, arrivals and day-to-day questions into a part-time job for HR. "We need accommodation for nine people" is not yet a requirement. Nine people can mean nine very different things.

Before contacting suppliers, establish the total headcount and how many arrive on day one; each person's arrival and departure dates, including the tail of the project when numbers fall; whether your policy allows two colleagues to share a residence if each has their own bedroom and bathroom, or requires sole occupancy; any differences in standard by seniority; how many cars the team will actually run; where the team will be working; and whether more people may join later.

The room mix matters more than the total. A project manager may need a quiet room for calls. Two consultants may be perfectly comfortable sharing a residence with an en-suite bedroom each. A specialist may only be there for three weeks in the middle. The more precisely this is described at the start, the better the proposal you get back.

Why keeping the team in one building helps

Putting a project team under one roof is not a perk. When people work on the same project, often to long or shifting hours, living in the same building cuts travel between addresses, makes a quick conversation before the day starts easy, and lets the project manager know where everyone is on a Monday morning. It is particularly useful when most of the team is new to Málaga.

It does not mean sharing an apartment. Several private residences in one building give each person their own front door while keeping the team together.

Option one: several residences in the same building

For most teams this is the most flexible arrangement. It suits a moderate headcount, staggered arrival and departure dates, a project that may grow or shrink, and cases where different departments are paying for different people.

What procurement should test is whether the supplier can run the residences as one coordinated placement rather than as unrelated bookings: one contact, one set of commercial terms, arrival instructions that match, invoices structured the way finance wants them, and room to add or release a residence as the team changes.

Option two: exclusive use of the whole building

For a larger or more sensitive deployment, taking the entire property can be simpler still. Nobody else is in the building, shared spaces belong to the team, and everything downstream reduces to one agreement, one invoice and one point of contact. It suits projects where confidentiality matters, where the team will use shared space to work together, or where the client wants the whole deployment in one place.

Palacete 10 has five furnished residences with nine en-suite bedrooms and five parking spaces in total. Four residences have two en-suite bedrooms each, two of them with a guest WC; Toro, the accessible residence, has one en-suite bedroom and a private home office. Taking the whole building gives a team exclusive use of all five residences, the shared garden, the residents-only 24/7 work suite and the parking, on one agreement. Smaller teams can take several residences instead. The layouts are on the residences page.

Compare capacity properly

The headline bedroom count says little on its own. Check whether every bedroom has its own bathroom, whether some residences are much larger than others, whether there is shared space to work in, how many parking spaces exist and whether they are guaranteed, how people get in, and whether the internet will cope with several people on video calls at once.

Parking deserves particular attention. Five people with five hire cars need a very different solution from one executive with one car. At Palacete 10 there is one secure on-site space per residence, so a team using the whole building has five spaces; if it will run more vehicles than that, plan for it before arrival.

Get the contract structure right

Most of the administrative saving in a team placement depends on the contract. Ask the supplier to confirm who the contracting party is and whether your company can contract directly; whether several residences can sit under one agreement; how the price, utilities and any deposit or guarantee work; how extensions are handled; what happens if someone leaves early; and how a new team member is added.

The legal framework changed on 8 October 2026. Under Royal Decree-law 29/2026, a temporary residential lease in Spain must state the real reason the tenant is temporarily away from their usual home, generally runs for more than 31 days and no more than 12 months, and is treated as an ordinary long-term tenancy if it overruns without justification or if more than two consecutive temporary contracts are signed between the same parties for the same residence. The decree-law still has to be validated by Congress, so check the position when you sign. For long projects this matters: plan the duration and any extensions with the 12-month rule in mind, and make sure the contract names each occupant and states their reason for being in Málaga. How the new rules apply when the tenant is a company rather than the person living in the residence is a question for a Spanish lawyer, particularly if the classification affects your internal policy or tax treatment.

Make invoicing work for procurement

If every team member is handled separately, the billing becomes complicated quickly. Ask for one corporate agreement, one monthly invoice or a clearly structured set of invoices, cost-centre allocation where needed, agreed payment terms and a clear breakdown of anything charged on top.

Palacete 10 contracts company to company, with one supplier, one contract and one monthly VAT-compliant invoice. Where several residences are taken for the same project, the billing structure can be agreed in advance, and no Spanish bank account is required. How this works in practice is covered in the FAQ.

Plan the working day as well as the beds

In the first weeks of a project, before the client site or office is fully set up, people often work from where they live. Check whether the internet is private to each residence or shared across the building, whether there is somewhere to work other than a bedroom, and how far the team is from the project site and the airport.

At Palacete 10 each residence has its own secure Wi-Fi network off the building's central high-speed fibre, and residents share a 24/7 work suite on site. Málaga TechPark is 19 minutes away and the airport 16; the rest of the travel times are on the location page.

Staggered arrivals and one team brief

Teams rarely arrive together. One person lands on Sunday afternoon, another on Monday morning, a specialist a fortnight later. Agree in advance who arrives when, which residence each person uses, how access is provided and where cars go. Keyless entry helps: Palacete 10 uses 2N smart access, so nobody has to be met with a key and a late arrival does not need anyone to wait up.

Send the whole team the same arrival brief: address, how to get there, access, parking, Wi-Fi, which residence is whose, house rules, the maintenance contact and what is provided. When people are travelling from different countries, one shared document prevents a flood of individual questions to HR.

Plan for the team to change

Projects get extended, specialists finish early, a client asks for two more people in the final month. Before signing, ask whether the contract can be extended, whether a residence can be added or released, whether one employee can be replaced by another, and whether terms differ with duration. The right arrangement is the one that still works after the first change, not just on day one.

Which model suits your team

Several residences usually suit a moderate headcount, varied dates and a project whose size may change. The whole building usually suits a larger team that needs to stay together, a project where privacy matters, or a company that wants one simple arrangement for the entire deployment. Neither is better in general; it depends on the size, length and working pattern of the project.
