Corporate housing for companies moving into Edificio NOA in Málaga
Grupo Insur's NOA building brings a new office workforce to Martiricos, across the river from Palacete 10. How to house the managers, specialists and new hires who set up a Málaga office, and what to agree before they arrive.

A new office building in Martiricos
Grupo Insur's NOA building at Paseo de Martiricos 32 is one of the larger office projects in central Málaga: seven floors, around 9,800 m² of lettable space by Insur's own figure, and room for roughly 850 people. It is being let as a whole building, marketed with CBRE. Whoever moves in will bring a workforce to Martiricos, on the west bank of the Guadalmedina just north of the historic centre.
Palacete 10 is directly across the river, within walking distance of Paseo de Martiricos. For a company relocating people into Edificio NOA, that makes it an option for corporate housing next to the new office rather than across town.
Moving an office means moving people
Signing an office lease settles where the desks go. It does not settle where the people who set up the operation will live. A company opening or expanding in Málaga usually needs housing for some combination of a manager who arrives early to run the fit-out and hiring, specialists seconded from another office for the first months, new hires relocating from another city or country, and consultants brought in to implement systems.
Most of these needs start before the office is fully running, and most of them are temporary. The seconded manager goes home once the team is in place. The new hire wants a few months to learn the city before choosing where to live permanently. That pattern suits a furnished residence with a clear start and end far better than either a hotel or a conventional long-term rental.
Why a hotel stops working after a few weeks
A hotel is convenient for the first few days of a move. Over several months it becomes a room without a kitchen, laundry handled through room service, and nowhere to work but the bed or the lobby. Extensions and room changes generate their own admin, and the employee never quite settles.
A corporate residence gives the person a home: a fully equipped kitchen, a living area, an in-unit washer and dryer, air conditioning and heating they control, and Wi-Fi of their own. At Palacete 10 every residence is furnished with Bolia interiors and premium beds, and has a private terrace. Entry is by smart keyless access, so arrival does not depend on someone handing over keys. The five layouts are on the residences page.
Keeping an opening team together
When several people are working on the same launch, scattering them across hotels and unrelated flats multiplies the logistics: different addresses, different landlords, different check-in arrangements, different invoices, and more coordination for whoever runs the project.
Palacete 10 has five independent residences in one restored 1908 villa, nine en-suite bedrooms in all. A company can take one residence, several, or the whole building for exclusive use, under one corporate agreement with one point of contact. Each person can have their own en-suite bedroom, or a whole residence; the building has a residents-only work suite, open 24 hours a day, for early calls with head office or a late session before go-live. Each residence includes one secure on-site parking space.
What to settle before the move
Accommodation is easiest to arrange as part of the relocation plan, not after people arrive. Before confirming anything, the company should be clear on:
- how many people need housing, and whether that will grow as hiring progresses
- each person's arrival date and expected length of stay
- whether the company contracts and pays directly
- what is included: utilities, internet, parking
- what happens if a stay is extended, shortened or handed to a replacement
The last point now has a legal dimension. Since 8 October 2026, Real Decreto-ley 29/2026 requires a temporary housing lease in Spain to state the real, provable reason the tenant is away from their usual home, and sets a general limit of more than 31 days and no more than 12 months. A lease without a stated reason is treated as an ordinary residential lease. The decree-law still has to be validated by Congress, so confirm the position when you sign, and take Spanish legal advice for a specific case.
Palacete 10 works company to company: one supplier, one contract and one monthly VAT-compliant invoice, with a €200 monthly allowance for electricity and water included in each residence. Practical questions on contracting and invoicing are answered on the FAQ page.
