Matching a Málaga residence layout to the assignment profile

A practical guide to corporate housing apartment selection criteria for Málaga assignments: how bedroom count, en-suite provision, workspace and location translate into the right residence for a solo assignee, a shared placement or a home-office-dependent role.

Start with the assignment profile, not the floor plan

Most accommodation decisions go wrong at the briefing stage rather than the booking stage. A requisition that says "two-bedroom apartment, central Málaga, six months" tells the supplier almost nothing about whether the employee will be working from the residence four days a week, whether a partner is joining in month three, or whether two colleagues will be sharing. The most useful corporate housing apartment selection criteria are drawn from how the assignee will actually live and work, and they take about ten minutes to establish on a call with the hiring manager.

Five questions cover most cases. Who is travelling, and is anyone joining later? How many days a week will the employee work from the residence, and do they take calls that others should not overhear? Is anyone sharing, and if so, do they know each other? Does the assignee need step-free or accessible entry? And how will they move around the city — on foot, by train to other Spanish offices, or by car to a business park? The answers map fairly cleanly onto layout, and they prevent the two most expensive mistakes in mobility accommodation: placing someone somewhere too small and having to move them, or paying for space that sits empty.

The solo assignee

A single employee on a defined project rarely needs more than one bedroom, but they almost always need more than a hotel room. The distinction that matters is whether the residence has separate zones — somewhere to sleep, somewhere to eat properly, somewhere to close a laptop and stop working. A studio collapses all three, which is tolerable for two weeks and corrosive over four months. Assignment attrition tends to show up as vague dissatisfaction rather than a formal complaint, and inadequate accommodation is a reliable contributor.

For solo placements, prioritise a full kitchen and in-residence laundry over additional bedrooms. Both reduce the daily friction that makes an assignee feel temporary. A private outdoor space matters more in southern Spain than it does in northern Europe, because for most of the year it functions as an extra room rather than a decorative balcony.

Shared placements and the en-suite question

When two colleagues share, the single most important specification is whether each bedroom has its own bathroom. Two engineers on the same project, sharing a two-bedroom residence with one bathroom, will manage — and will also spend six months negotiating shower times. En-suite provision in both bedrooms turns a compromise into a reasonable arrangement, and it is usually cheaper than two separate one-bedroom units.

The second consideration is the guest WC. It sounds trivial until you picture a shared residence receiving visitors, or an assignee whose family visits for a fortnight. A separate WC keeps the private bathrooms private. Where you are assessing shared placements, ask the supplier to confirm en-suite provision bedroom by bedroom rather than accepting a bathroom count for the residence as a whole.

At Palacete 10, all five residences have en-suite bedrooms throughout — nine en-suite bedrooms across the building. Oliva, Vino, Aurum and Azuri each have two en-suite bedrooms, and Vino and Azuri add a guest WC. Toro is a one-bedroom residence with an en-suite and is the accessible unit. The full breakdown, including approximate sizes and what comes with each, is set out on the residences page.

Home-office-dependent roles

Hybrid and fully remote assignments change the selection criteria significantly. If the employee will work from the residence most of the week, the accommodation is also the workplace, and it should be assessed as one. Three things decide whether that works.

  • A door that closes. A dedicated room, or at minimum a defensible corner away from the bedroom, so that work has a boundary. Video calls from a bedside table are visible to everyone on the call, and they are hard to switch off from.
  • Acoustic separation. Both between the residence and its neighbours, and between rooms within it. This matters most where two people are sharing and both take calls.
  • Reliable, private connectivity. A secure network for the residence rather than a shared building password, and enough bandwidth for sustained video.

Palacete 10's Toro residence includes a private home office, which is the straightforward answer for a role that is home-office-dependent. Across the building, each residence has its own secure Wi-Fi network off the central fibre, individual climate control, and sound-insulating floating floors between residences. There is also a residents-only work suite available around the clock, which gives an assignee somewhere to go that is neither the sofa nor a café — useful when two people share and both have a call at nine. Details are on the amenities page.

Accessibility, location and the logistics you should confirm early

Accessibility requirements should be raised at the briefing stage, not discovered at check-in. Ask specifically about entry, lifts, bathroom layout and parking, and get confirmation in writing. Palacete 10's Toro residence is the accessible unit.

Location criteria depend on the assignee's routine. Someone commuting to Málaga TechPark needs parking and a workable road route; every Palacete 10 residence includes one secure parking space, and the TechPark is 19 minutes away. Someone travelling to other Spanish offices will care about María Zambrano station, 10 minutes away, and the airport at 16 minutes. Someone without a car cares about whether shops and public transport are genuinely within a minute's walk. The location page sets out the complete list.

Finally, confirm the commercial mechanics before layout — because a perfect floor plan on the wrong contracting model will not clear procurement. Establish that you can contract company to company, that invoicing is VAT-compliant and structured to your finance team's requirements, and that utilities and internet are active on arrival rather than something the employee sets up. Lease terms at Palacete 10 are agreed per contract; the FAQ covers the leasing and invoicing questions HR teams ask most often.
