How to secure Málaga corporate accommodation ahead of an assignment start date
A practical guide for HR and Global Mobility teams on planning corporate housing advance booking in Spain: working backwards from the first productive day, what early commitment secures, and the questions to ask an operator before signing.

Work backwards from the first productive day
The most useful discipline in corporate housing advance booking in Spain is to plan backwards from the employee's first productive working day at the host site, not forwards from the date your accommodation budget is approved. Those two dates are rarely close together, and the gap is where placements go wrong. An engineer who is expected on a client site in the second week of a month needs a signed contract, an activated internet connection, working utilities and a confirmed arrival slot before that week begins — and if the assignment involves a partner, a school place or an immigration appointment, the accommodation decision usually has to be made before several of those other pieces are settled.
In practice, that means setting three internal milestones: the date the accommodation must be contractually secured, the date the employee is briefed with the address and access arrangements, and the arrival date itself. Everything else — cost centre allocation, invoicing set-up, insurance notification — hangs off the first of those.
What corporate housing advance booking in Spain actually locks in
Early commitment is not simply a hedge against a market. What you are securing is a specific residence with a specific configuration, a named contracting counterparty, and an agreed invoicing arrangement. For a mobility team, the configuration matters more than most property descriptions suggest. A two-bedroom residence with two en-suite bathrooms can host two colleagues on the same project without either compromising on privacy; a single-bedroom residence with a separate home office suits a project manager who will spend part of the week working remotely. Deciding which of those you need, and reserving it rather than a generic unit, is the substance of an advance booking.
The legal framework is worth understanding at the same time. Following Real Decreto-ley 29/2026, which came into force on 8 October 2026, temporary corporate and relocation accommodation in Spain is classified as an arrendamiento de vivienda temporal under Title II (the housing rules) of the Ley de Arrendamientos Urbanos. The old arrendamiento por temporada under Title III no longer applies to housing, as article 3.2 now excludes leases whose object is accommodating people. Under Title II, the contract must state a justified and demonstrable temporary cause, which must be real and provable. Because how this definition applies when a company is the tenant and an employee is the occupant is not settled, a Spanish lawyer should confirm the position, and teams should check the status of the decree-law when signing, as Congress must validate it within 30 days. If a proposal you are reviewing does not name its legal basis, ask.
Why the Málaga market rewards early decisions
Málaga has grown quickly as a location for technology, engineering and professional services work, and the pool of furnished residences that are genuinely suitable for a working assignment — quiet, contracted company to company, invoiced properly, close to the airport and the main employment nodes — is much smaller than the pool of furnished flats in general. Demand also clusters: project mobilisations tend to start at the beginning of quarters, and several employers often need beds in the same weeks.
The result is that the residences most suited to assignments are usually committed some time in advance. Teams that treat accommodation as the last step after visa and payroll frequently find they are choosing from what is left rather than from what fits.
Questions to ask before you commit
When you approach an operator well ahead of an assignment, the answers to a short list of questions will tell you more than any brochure:
- How is a residence held between agreement in principle and contract signature, and what is the process for confirming it?
- Is the contract company to company, with the employer as tenant rather than the individual?
- Will you receive a monthly Spanish VAT (IVA) invoice formatted for corporate accounting, and can several residences be billed together or split by department?
- Are utilities managed by the operator and active from day one, and what allowance is confirmed in the proposal?
- Is internet private to each residence rather than shared across the building, and is parking included?
- Is a Spanish bank account required, or are international corporate transfers accepted?
- If the assignment start date moves by a few weeks, what is the mechanism for adjusting the arrival date?
- If placements are likely to be ongoing, is a framework agreement available so each subsequent booking is administratively light?
On tax treatment of accommodation costs, employer social security obligations and immigration timelines, verify current requirements with your own tax adviser and immigration counsel rather than relying on a housing provider. Those rules change, and they are specific to the employee's nationality, contract and duration of stay.
Booking against an October 2026 opening
Palacete 10 is a restored 1908 villa in Málaga with five furnished residences, available from October 2026. That date is the reason to have the conversation early rather than late. Nine en-suite bedrooms and five parking spaces across the building means a company can place one person or an entire project team, and a full buyout of all five residences runs on a single contract and a single invoice with exclusive use of the building, the garden, the residents-only work suite and all five parking spaces. Lease terms are agreed per contract, so the sensible first step is to request availability for your window rather than to assume a standard duration. You can review what corporate housing at Palacete 10 includes and the five residences and their configurations before making an enquiry, and the leasing and invoicing questions are answered in full.
Briefing the employee once the placement is confirmed
Once a residence is secured, the arrival brief is short. Access at Palacete 10 is by smart keyless entry, so there is no physical key handover to coordinate across time zones, and the residences are furnished and operational before arrival. The practical details an employee will want are travel-related: public transport, shops, cafés, supermarkets and pharmacies are a minute's walk away, the historic centre is a fifteen-minute walk, María Zambrano station is ten minutes and the airport sixteen, and Málaga TechPark is around nineteen minutes by car. Those figures, and a description of the neighbourhood, are set out on the location page in a form you can paste directly into a pre-arrival email.
One supplier, one contract, one VAT-compliant monthly invoice, and enquiries answered within 24 hours. If you are mapping accommodation for an assignment starting in or after October 2026, request availability.
